Alfonso XII 48, located in the Retiro-Jerónimos neighbourhood, was the first property developed by Almada Tavira at the beginning of his career.
It was a house located on the 6th floor with incredible views of the Retiro Park.
The house had more than 200m2 and being well preserved, but originally underwent a comprehensive reform to suit the tastes and needs of today.
The design, project and refurbishment was carried out by the Tristán Domecq studio.

Following the company's strategy of searching for the best locations for properties, the second project was carried out in the Centro / Justicia district, in the area known as Salesas.
This area is one of the most sought after as the area has some of the most beautiful stately buildings in Madrid.
Campoamor 3, was an office that was totally compartmentalised, lacking light and ample spaces. Thanks to the integral reform we managed to obtain a magnificent 3 bedroom property with a large living room and integrated kitchen, taking advantage of its wonderful balconies overlooking the street.
We restored all the original features (windows, shutters) so that the house did not lose the classic essence of the building where it was located.

Continuing in the same location in the Justice area, Almada Tavira undertook its most ambitious project in Piamonte 5.
In 2018, we acquired a building that had 8 homes and a commercial premises.
The reform that was undertaken was integral leaving only the external part of the house and the staircase of the building, all the flats were completely reformed, changing the distributions, in the attic we managed to recover the terrace, and we restored the entire staircase of the building, it was a protected staircase, and the restoration was carried integral of the same, to recover the steps that were broken with holes, always following the line that the protection of the same demanded us. We managed to obtain a tourist licence for all the dwellings, which made it easier for us to market them, and we sold the turnkey project to a fund that was dedicated to the exploitation of prime housing for tourist rental.

With the experience gained in previous projects, Almada Tavira's strategy for 2019 is to develop its activity in the high end/luxury segment, and to start investing in properties in the Recoletos area of the Salamanca neighbourhood, one of the most sought after areas of the capital.
Serrano 20 was the first transaction we closed in Recoletos and it was a property of over 300m2 on a 4th floor exterior that had previously been an office.
The classic building from the beginning of the 19th century had a privileged location, on Serrano street opposite the National Archaeological Museum. As an added value, the property had aninterior garden, and the aim of the refurbishment was to distribute the rooms in such a way that the rooms were oriented towards the garden.
During the renovation, old fireplaces, mouldings, floors, etc., which were hidden in partitions due to the previous distribution when it was an office, were recovered.

Also in 2019 an asset was acquired in Velázquez 9, a wonderful property of more than 400m2 with 7 balconies overlooking the street, in front of the prestigious Wellington Hotel and just two minutes from the Retiro Park.
Almada Tavira entered into a joint venture with a real estate investment company based in Miami, and developed a project of segregation into two dwellings.
Although in the process of this development came the COVID, we were able to shorten the execution time of the works, and bureaucratic administrative procedures that are attached to these segregation operations thanks to the high knowledge of the team that carried out this project, which as in all the previous ones we had the study of Tristán Domecq.

This property was located in Madrid's Chamberí neighbourhood, one of the most "traditional" and traditional districts of the capital.
The house was a fourth floor facing the Plaza de Olavide, the lungs of the area. It had more than 200m2 and its condition was very deteriorated, so we had to recover part of the floor and completely rebuild the inside of the house.
The building where the house was located was built in 1872, so it had a classic façade and protected elements such as an impressive wooden staircase and a caged lift.

Núñez de Balboa 25 was the first smaller property that Almada Tavira bought and refurbished.
It was a sixth floor in a modern building framed within the Recoletos area and had 90m2 from where we got a "pie a terre" with two bedrooms and two bathrooms and we also offered a garage in the same property.

Villanueva 20 · Second-floor exterior apartment
220 sqm in the heart of the Salamanca district. A full renovation that has successfully preserved the building’s original architecture —original mouldings, high ceilings and classic woodwork— while giving it a first-class contemporary language.
The entrance hall sets the tone from the very first moment: herringbone oak flooring, marble jambs and proportions that few newly built homes can offer. The kitchen is a standout feature: an island and countertops in veined marble, dark walnut cabinetry with brass fittings, and direct access to the terrace. A space designed both to be used and to be admired.
The bathrooms maintain the same level of detail. The guest powder room, with botanical wallpaper, a sculpted marble washbasin and aged brass tapware, almost functions as an art installation.

The building was designed by Luis Gutiérrez Soto, one of the most important architects in 20th-century Madrid, and it shows: a generous floor plan, noble proportions, and a corner layout that Tristán Domecq Studio has made the most of.
