Sales of luxury homes worth over €2.5 million grow by 23% in Spain

The luxury housing market in Spain is experiencing a period of expansion. According to data from Lucas Fox, a luxury residential real estate agency belonging to the Dils group, sales of properties worth more than €2.5 million grew by 23.5% in the first half of 2025, compared to the same period last year.

The company, which participated in the fourth edition of The District, Europe's leading real estate event, emphasizes that the sector is showing remarkable dynamism despite limited supply in this segment.

“Spain has a prominent position in Europe in the luxury segment thanks to competitive prices, its environment, culture, gastronomy, and security. Today, luxury goes beyond location: it is about experience and personalization,” said Paloma Pérez Bravo, CEO Residential at Lucas Fox, in one of the event's sessions.


Malaga, Mallorca, Madrid, and Barcelona lead the way


Most of the prime housing supply is concentrated in Malaga, Mallorca, Madrid, and Barcelona. These properties are distinguished by a combination of prime location, unique architecture, spaciousness, top-quality finishes, and environmental sustainability, which is increasingly in demand by buyers.

The buyer profile continues to be predominantly international (67% compared to 33% domestic clients). Germans, French, British, Dutch, and Americans stand out in Malaga and Mallorca; Latin Americans (Mexico, Colombia, Venezuela, Argentina) in Madrid; and in Barcelona, mainly Europeans from France, Italy, and the United Kingdom, along with some from the Middle East.

In terms of property types, villas predominate (62%), followed by penthouses (24%) and apartments in the most exclusive areas (14%).


The rise of branded residences


Another trend in the Spanish market is the growth of branded residences, homes associated with prestigious hotel brands. Spain will double its offering in the coming years, from 13 current projects to 38, according to data from Global Branded Residences.

“Spain occupies a prominent position in the international offering of Branded Residences, which are redefining luxury by combining exclusivity and five-star hotel services with the privacy of a home,” said Alexander Vaughan, co-founder of Lucas Fox.

These types of properties, linked to brands such as Four Seasons, Mandarin Oriental, and Marriott, can increase their value by up to 30% compared to other unbranded luxury assets. Marbella currently accounts for most of the supply in Spain, followed by Madrid.
