Demand from the US to buy homes in Madrid is growing due to increased interest from Hispanics.

The pressure exerted by Donald Trump's policies on the immigrant population may have boosted demand among Hispanics for Spain, and specifically Madrid.

The Madrid property market continues to attract interest from American buyers, according to data from idealista on demand for homes published for sale in the region in recent quarters. So far in 2025, there has been a significant change in the predominant language of these searches from the US, with Spanish speakers (47.2%) surpassing English (46.3%) as the main language for the first time.

The pressure exerted by Donald Trump's policies on the immigrant population may have boosted demand from Hispanics for Spain and, specifically, Madrid.

In the province of Madrid, foreign demand for property accounts for 4.5% of the total, and of the total foreign demand, Americans account for almost 18% of visits to properties for sale on dealista, ahead of the British (8.3%) and French (7.7%).

In the city of Madrid, foreign demand accounts for 6% of the total in the capital. And of this, Americans once again occupy the top spot among those most interested, again with 18% of foreign demand, ahead of the British (7.9%), French (7.5%) and Italians (6.3%).


This data represents a notable increase in Spanish as the preferred language in searches for homes in Madrid from the US compared to previous quarters, where English was clearly the majority language. In the second quarter, English accounted for 66.2% compared to 26.2% for Spanish. The trend is also clear when analysing the historical series since the third quarter of 2023, when English reached 67.4% compared to 24% for Spanish.

his change could be related to an increase in demand from Latin American buyers residing in the United States and Spanish-speaking citizens temporarily residing in the US who are looking for opportunities in the Madrid market, both for investment and to settle in Spain.


Regarding the demand for rental properties in Madrid from the US, English is the predominant language, especially among American students who come to the capital to study for six months or a year and account for almost 66% of demand from their country, but Spanish, despite accounting for 29%, has reached its highest level since 2023.

Foreign demand for rentals has a greater weight in overall demand, reaching 16.5% in the city of Madrid and 12.5% in the entire province. Americans are once again the most frequent visitors to idealista in search of a flat to rent, especially in the capital, accounting for 14% of foreign demand, ahead of the French (8.3%), Italians (8.1%), Mexicans (6.4%) and Colombians (4.5%).


Americans are the non-resident foreigners who buy the most homes in Madrid.

These figures from Idealista are corroborated by statistics on home purchases by foreigners from the General Council of Notaries. Data for the first half of 2025 confirm that home purchases by foreigners in Spain increased by 2% year-on-year, reaching 71,155 transactions, which represents 19.3% of the total transactions between January and June this year.

This figure does not represent the highest proportion of foreigners buying homes in Spain. In fact, it is slightly lower than the 20.3% recorded in the first half of 2024 and below the 21.3% recorded in the first half of 2023, indicating a trend of sustained growth, but at a more moderate pace.


Foreign residents accounted for 60.9% of transactions, an increase of 6.4%, while non-residents accounted for 39.1% of the total, with this group recording a 4.1% decline in sales.

However, Americans have been one of the most prominent nationalities during this half-year, setting a record for transactions in Spain alongside Portuguese, Ukrainians, Italians, Moroccans, Colombians and Dutch nationals. 

The volume of these seven nationalities has increased almost fourfold compared to the first half of 2007, and for the first time, US citizens have exceeded 1,500 transactions in a six-month period. Following the pandemic, home purchases in Spain by Americans have doubled, from 1,089 in 2019 to more than 2,200 in 2022. The record is currently held by 2024 with 2,800 transactions.

On average, Americans paid €3,465 per square metre, the highest amount among all foreigners between January and June this year, and well above the average, which remains at €2,417 per square metre.

Transactions by Americans in Spain are divided between residents (47%) and non-residents (54%). Furthermore, these non-resident Americans have seen the biggest increase in the last year (19.1%) compared to the increase in purchases by residents (9.4%). Non-resident Americans have paid much more for their homes in our country (€3,697/m2) than residents (€3,185/m2).

US citizens not resident in Spain account for the majority of sales transactions among foreigners in regions such as Navarre (22.2%), Asturias (15.3%) and Madrid (14.6%), far exceeding the Chinese (7.7%) in the capital region.  Americans also feature prominently in the Basque Country (14.8%) and Castile and León (13.1%).
